Most agents are sitting on a goldmine and don't even know it. Your phone contacts, past clients, and sphere of influence contain deals waiting to happen — you just need a system to find them.
Start With Your Phone
Open your contacts and scroll through them. For every person, ask: do they own a home? Are they renting? Have they mentioned moving? Have they had a life change (new job, new baby, divorce, retirement)? Life changes create real estate transactions.
The 3-Touch System
For every contact in your database, implement a simple 3-touch cadence:
- Touch 1: Personal text — "Hey [name], how's everything going? Saw your post about [something personal]. Hope you're doing well."
- Touch 2: Value add — Send them a market update for their area. "Your neighborhood just hit [stat]. Thought you'd want to know."
- Touch 3: Direct ask — "Do you know anyone thinking about buying or selling? I have availability to take on a few more clients."
Segment Your Database
Not all contacts are equal. Create three buckets: A (likely to transact in 6 months), B (likely in 12 months), C (everyone else). Focus 80% of your energy on the A bucket.
The Math
If you have 500 contacts and 2% transact per year, that's 10 deals sitting in your phone. At a $10,000 average commission, that's $100,000 in revenue you're leaving on the table if you're not working your database.
